Moving to Montgomery TX? 7 Communities Buyers Should Know About

Montgomery, Texas has changed a lot.

Not too long ago, buyers primarily associated the area with small-town living, acreage, and Lake Conroe.

Today?

You can still find all of that—but Montgomery has also become one of the most interesting areas for new construction homes in Montgomery County.

When relocation buyers call me about moving north of Houston, they often start with The Woodlands or Conroe. Once we begin comparing what their budget can buy, Montgomery frequently enters the conversation.

And there isn’t one single “best” neighborhood.

Some buyers want resort-style amenities.

Others want a larger lot.

Some prioritize schools.

Others simply want the most house they can get for their budget.

So rather than ranking these from #1 to #7, here are seven Montgomery TX communities I believe buyers should know about in 2026.

Important: Prices, builder inventory, incentives, amenities, and school attendance zones can change. The ranges below are approximate as of 2026, and buyers should verify current school assignments directly with Montgomery ISD or the applicable district before purchasing.

1. Two Step Farm — Best for the Full Master-Planned Lifestyle

If you want a community that feels different the moment you drive in, Two Step Farm should be high on your list.

This is a major new master-planned community near FM 1488 and Fish Creek Thoroughfare with plans for more than 4,000 homes.

And buyers have a LOT of builders to choose from.

Current builders include Autograph Homes, Coventry Homes, David Weekley Homes, Drees Custom Homes, DSLD Homes, Highland Homes, Partners in Building, Perry Homes, and Pulte Homes. Homes span roughly 1,400 to 6,000 square feet, with community pricing ranging from the mid-$300s to more than $1 million.

That’s a huge range.

It means someone shopping in the $300s can potentially consider the same overall community as a buyer searching for a large luxury home.

What Makes Two Step Farm Stand Out?

The developers leaned heavily into a Texas-inspired lifestyle.

Amenities include gathering spaces, green areas, trails through preserved forest, the Goat Barn, Two Step Hall, The Grazery and other community-focused spaces.

Current School Zoning

Two Step Farm currently lists:

  • Keenan Elementary
  • Oak Hills Junior High
  • Lake Creek High School

All are within Montgomery ISD.

Best for: Buyers who want a large, brand-new master-planned community with numerous builders, price points, and amenities.

2. Berryknoll — Best for Buyers Wanting Bigger Homesites

This is one I’d watch if your wish list says:

“New construction…but please give me some space.”

Berryknoll M/I Homes is being developed by M/I Homes and offers something increasingly difficult to find in new communities: 70-foot, 100-foot, and even acre homesites.

Homes currently start around the upper $400s/$500s, with plans approximately 2,242 to 3,744 square feet. Current inventory can climb into the $600s and beyond depending on the home and homesite.

Amenities

Berryknoll plans include:

  • Pickleball
  • Nature trails
  • Pavilion
  • Playground
  • Ponds and amenity lakes
  • Picnic and gathering areas

It’s a different proposition from a neighborhood filled with smaller suburban lots.

Best for: Buyers wanting new construction with more outdoor space and larger homesites near Montgomery and Lake Conroe.

3. Briarley — Best for Upscale New Construction

Briarley is one of the newer communities I’d put on the radar of buyers with a larger budget.

Homes are being built on 60- to 80-foot homesites, with pricing generally beginning around the $500s. Current community inventory spans roughly $500,000 into the $900,000 range depending on builder, plan, and homesite.

The builder lineup is impressive:

  • Chesmar Homes
  • David Weekley Homes
  • Highland Homes
  • J. Patrick Homes
  • Perry Homes

What Do You Get?

Briarley is planned around a more upscale, spacious feel with trails, green space, lakes and gathering areas.

It’s also located behind Montgomery High School and roughly 10 minutes from Lake Conroe.

Current School Zoning

The community currently lists:

  • Montgomery Elementary
  • Oak Hills Junior High
  • Montgomery High School

Best for: Buyers who want premium builders, larger homesites and an upscale new construction environment without moving directly onto Lake Conroe.

4. Clopton Farms — Best Balance of New Construction & Amenities

I’ve toured Clopton Farms myself, including both a one-story and two-story Tri Pointe model.

What I like about this community is the balance.

You’re getting newer homes without sacrificing the neighborhood experience.

Tri Pointe currently lists homes from the $370s, ranging approximately from 2,125 to 3,796 square feet with three to five bedrooms.

Amenities

The community includes or plans features such as:

  • Resort-style pool
  • Scenic trails
  • Gathering and recreation areas
  • Spacious homesites

Clopton Farms is served by Montgomery ISD, and buyers should verify the exact current attendance zone for a specific address before purchasing.

Best for: Buyers who want a newer home, modern farmhouse styling, community amenities and a price point that sits between entry-level new construction and higher-end communities.

5. Woodforest — Best for Established Amenities + New Homes

Woodforest is different from most communities on this list.

It isn’t brand-new.

And that’s actually one of its biggest advantages.

You can purchase newer construction while living in a community where many of the amenities, landscaping, shopping and infrastructure already exist.

Current new-home opportunities include Chesmar villas, Highland Homes townhomes and luxury custom builders such as Jeff Paul Custom Homes and Tipler Luxury Homes.

Current community inventory ranges tremendously—from around $300,000 for select new villas into the millions for custom homes.

Amenities Are the Big Story Here

Woodforest offers:

  • More than 15 miles of trails
  • 16 parks
  • More than 700 acres dedicated to parks, recreation and open space
  • Pools and water recreation
  • Woodforest Golf Club
  • Pine Market shopping and dining
  • Community events

This is probably the strongest option on this list for someone who says:

“I want new construction, but I don’t want to wait 10 years for the community around me to be finished.”

One important consideration: school zoning within Woodforest can vary by section, including areas associated with Conroe ISD and Montgomery ISD, so verify the specific address.

Best for: Buyers prioritizing established amenities, shopping, trails, golf and a mature master-planned atmosphere.

6. Copia Pines — Best for Energy-Conscious Buyers

Beazer Homes Copia Pines is another newer Montgomery community that deserves attention.

Beazer Homes is currently building its 45-foot and 50-foot collections, with homes starting around $329,000 and plans ranging from approximately 1,512 to 3,177 square feet.

I’ve toured Beazer homes before, and energy efficiency is one of the builder’s biggest talking points.

Homes here include features such as spray-foam insulation, solar-ready construction and a standard 220V EV outlet.

Lifestyle

Copia Pines emphasizes a quieter setting with:

  • Trails
  • Lake/pond setting
  • Outdoor recreation
  • Convenient access to SH 105 and FM 1488 shopping

The community is within Montgomery ISD, with Keenan Elementary and Oak Hills Junior High nearby and Lake Creek High School a short drive away; buyers should confirm the assignment for their exact address.

Best for: Buyers interested in energy-efficient new construction and a quieter community atmosphere.

7. Lone Star Landing — Best for Affordability & Variety

If affordability is one of your biggest priorities, don’t skip Lone Star Landing.

Lone Star Landing M/I Homes offers one of the widest price spreads on this list.

M/I Homes currently advertises homes starting in the low $200s, with options extending into the $600s. Floor plans span approximately 1,061 to 3,863 square feet.

But here’s where it gets interesting.

There are multiple product types.

The Smart Series offers smaller 40- and 50-foot homesites and more affordable floor plans, while the Premier Collection includes larger homes—including options on half-acre homesites.

That means you can potentially stay within the same community while choosing between:

Affordability or more land and a larger home.

Lone Star Landing is currently within Montgomery ISD.

Best for: First-time buyers, relocation buyers watching their budget, or buyers wanting access to half-acre new construction without jumping immediately into luxury pricing.

Which Montgomery Community Would I Choose?

That’s the question everyone wants answered.

And I wouldn’t choose based on which neighborhood has the fanciest entrance.

I’d choose based on your priorities.

If you want the big master-planned experience with lots of builders, I’d start with Two Step Farm.

Want larger homesites? Look closely at Berryknoll.

Want something more upscale? Briarley deserves a tour.

Want a strong combination of price and amenities? Consider Clopton Farms.

Want established amenities and shopping already around you? Woodforest is hard to ignore.

Energy efficiency high on your list? Explore Copia Pines.

Trying to maximize affordability? Start with Lone Star Landing.

That’s why I rarely recommend that relocation buyers pick a neighborhood before visiting Montgomery.

What looks best online isn’t always what feels best once you’re actually standing there.

Now you can find everything from an affordable new home in the $200s to a half-acre property, an amenity-rich master-planned community, a larger-lot home, or a million-dollar custom build—all within the broader Montgomery area.

For relocation buyers, that’s great.

It also makes the search more complicated.

My recommendation is to narrow your search to three communities based on lifestyle first, then start comparing individual houses.

Otherwise, it’s very easy to spend an entire weekend walking through model homes and end up more confused than when you started.
