Pro: Affordable Housing and Continued Growth
One of the biggest reasons people are moving to Conroe is affordable housing compared to many major metro areas. Buyers can still find a wide range of homes, from starter homes for first-time buyers to luxury homes near Lake Conroe and acreage properties throughout Montgomery County.
Conroe continues to grow rapidly (9th fastest growing city in the nation!) with new communities, retail developments, and infrastructure improvements, making it one of the most desirable places to live in the region.
Con: Property Taxes Can Be Higher – Other Costs
While Texas does not have a state income tax, property taxes are often higher than other states.
In Montgomery County, property tax rates typically range between 1.8% and 3.2% depending on the neighborhood and school district. Many communities also include MUD taxes (Municipal Utility District taxes) which help fund local infrastructure. As well as HOA (Home Owners Association) fees which can can range depending On the community from 500 to as high as $1800 (paid annually on January 1st) this would break down to about $42 a month – $150 a month. Typically Communities with lots of amenities in the community typically cost more. Something to be aware of.
It’s important to factor these costs into your overall housing budget when buying a home in Conroe.
Pro: Great Location with Access to Houston and The Woodlands
Conroe offers a strategic location in Montgomery County just north of Houston. Residents have easy access to:
- Major employment centers in Houston
- Corporate hubs in The Woodlands
- Interstate 45 for commuting
- International airports within reasonable driving distance
This makes Conroe appealing for people who want more space and affordability while still being connected to a major city.
Con: Traffic and Longer Commutes
With rapid population growth comes increased traffic and commute times.
Depending on the time of day, it can take 50 minutes to an hour and a half to reach Houston. Rush hour typically runs from:
- 6:30 AM – 8:30 AM
- 3:30 PM – 7:00 PM
Accidents or road construction can occasionally cause standstill traffic along Interstate 45 and other major routes.
Pro: Lifestyle and Amenities
Conroe offers an outstanding lifestyle with a mix of outdoor recreation and modern amenities. Residents enjoy being close to:
- Lake Conroe
- Shopping and dining in The Woodlands
- Golf courses and country clubs
- Community events and festivals
- Growing retail and restaurant options
The area continues to add new shopping centers, restaurants, and entertainment options as the population grows.
Con: HOA Fees in Many Communities
Many neighborhoods in Conroe include homeowners associations (HOAs).
HOA fees typically range between $500 and $1,800 per year, depending on the community and amenities provided. Communities with higher fees often include features such as:
- Pools
- Parks
- Fitness centers
- Walking trails
- Community events
These fees are usually paid annually and should be considered when calculating your monthly housing costs.
Pro: Lake Conroe and Outdoor Recreation
Living near Lake Conroe provides access to some of the best recreation in the area, including:
- Boating
- Fishing
- Swimming
- Waterfront dining
- Lakefront communities
Beyond the lake, residents also enjoy Huntsville State Park, local parks, pickleball courts, walking trails, and many other outdoor activities throughout Montgomery County.
Con: Weather, Humidity, and Hurricane Risk
The Gulf Coast climate brings hot summers, high humidity, and occasional severe weather.
Temperatures often reach triple digits during the summer months, and hurricanes in the Gulf can occasionally impact the area with heavy rain, power outages, and strong winds.
Because of this, it’s important to understand flood zones and drainage areas when buying a home. When helping buyers relocate, I always make sure they understand the flood risks and surrounding geography so they can avoid potential problem areas.
Pro: Small-Town Feel with Big-City Access
Despite its rapid growth, Conroe still maintains a small-town feel. Many residents appreciate the slower pace of life, friendly neighborhoods, and strong sense of community.
At the same time, you’re still within driving distance of Houston’s world-class dining, entertainment, sports, and job opportunities.
Con: Flood Zones in Certain Areas
Like many parts of Southeast Texas, some areas around Conroe and Montgomery County fall within flood zones or flood-risk areas.
However, with the right guidance and research, buyers can identify neighborhoods that are outside flood zones or have lower risk levels. Understanding flood maps and surrounding terrain is a key part of the home buying process in this region.
